It i defined by Clerk and Lindsell on Tort to be an unlawful interference with a person's use an enjoyment of land, or some right over, or in connection with it.

Under this tort, one be liable if his act either (a) indirectly causes physical injury to land or (b) substantially interferes with another’s use or enjoyment of his land or an interest in it.
